Across I-25 and the South Platte from downtown, Denver’s northwest neighborhoods have a very different apartment stock from LoDo or Capitol Hill. Buildings are smaller, lower and spread through residential streets. In this directory, LoHi / Highland / Jefferson Park and Sloan’s Lake / West Colfax together hold 31 buildings and just under 2,900 apartment homes. Here is how the two compare.
Short answer: LoHi / Highland has more buildings (19) but they are smaller on average, about 83 units each, with a mix of 1950s–70s properties and 2010s mid-rises, and most are within a mile of Union Station. Sloan’s Lake / West Colfax has 12 buildings averaging about 108 units, and it is newer: seven of the 12 were built in 2020 or later, mostly near W Line light rail stations such as Decatur–Federal and Perry.

LoHi, Highland and Jefferson Park
The LoHi / Highland / Jefferson Park buildings fall into three groups.
- LoHi mid-rises near the pedestrian bridges. Buildings such as The Kasserman (100 units, 2017), Studio LoHi (114 units, 2014), Line 28 at LoHi (130 units, 2011) and Prospect on Central (57 units, 2010) list Union Station at 0.4 to 0.5 miles.
- Jefferson Park, near the stadium. Element 47 by Windsor (265 units, 2012) is the largest building in either neighborhood, and Alton Jefferson Park (122 units, 2019) is nearby. Turntable Studios (179 units, 13 floors, 1967) is 0.4 miles from the Empower Field at Mile High light rail station.
- Small older buildings. Altair (20 units, 1957), Mark Three (40 units, 1959), North Hill (24 units, 1987) and Highline 2955 (18 units, 1973) are two- to four-story buildings. Julian32 at Highlands Square is the exception: 13 floors, built in 1962, near the Victorian blocks of Highlands Square.
Sloan’s Lake and West Colfax
The Sloan’s Lake / West Colfax buildings are centered on the 177-acre lake and the redeveloping West Colfax corridor. The two largest, Regatta Sloans Lake (369 units, 2014) and The Raleigh at Sloan’s Lake (249 units, seven floors, 2018), sit on Raleigh Street just south of the lake. Most of the rest are recent and small, including Treeline Denver (68 units, 2024), Ridgeline at Sloan’s (32 units, 2024), Signalmen (52 units, 2021, 0.2 miles from Perry station) and Thrive Denver Living (135 units, 2023, 0.2 miles from Decatur–Federal). The one older property is Townview Plaza (122 units, 1963).
How to choose
- Downtown commute on foot or by bike: LoHi’s buildings near the pedestrian bridges are the closest to Union Station and LoDo.
- Light rail: Sloan’s Lake / West Colfax buildings are generally closer to W Line stations; LoHi buildings list Union Station or the Ball Arena / Elitch Gardens station instead.
- Newest construction: Sloan’s Lake has more 2020-plus buildings.
- Small, older buildings: Highland has more of them, which can mean character and lower density but fewer amenities.
- Game days: Jefferson Park overlooks Empower Field at Mile High, so expect traffic and parking restrictions during Broncos home games.
