RiNo, the River North Art District, is a former industrial area along Brighton Boulevard and Larimer Street that has seen much of Denver’s recent apartment construction. Next door, Five Points and Curtis Park are among the city’s oldest residential neighborhoods. This directory lists 20 apartment buildings across the two. Instead of another neighborhood overview, this post looks at what those 20 listings actually say about the four features renters ask about most: pets, in-unit laundry, parking and a fitness center.
Short answer: Of 20 RiNo / Five Points buildings, 18 list pet-friendly, 17 list a gym, 14 list in-unit laundry and only 11 list in-building parking. Eight list all four. Parking is the feature most worth confirming before you apply. Browse the buildings on the RiNo / Five Points page.
The counts
| Feature | Buildings listing it | Share of 20 |
|---|---|---|
| Pet-friendly | 18 | 90% |
| Fitness center | 17 | 85% |
| In-unit laundry | 14 | 70% |
| In-building parking | 11 | 55% |
| All four listed | 8 | 40% |
One caution: a feature missing from a listing means the directory does not show it, not that the building definitely lacks it. Treat the gaps below as questions to ask, not as answers.
Buildings that list all four
These eight list pet-friendly, in-unit laundry, in-building parking and a gym:
- MAA River North
- AMLI Art District
- AMLI RiNo
- The Northern
- Aera RiNo
- Edison at RiNo
- Griffis North Union
- Windsor 3000 Huron
Five more come close on paper: The Deveraux, The Dorsey, AVA RiNo, Camden RiNo and Griffis Union Station each list pets, laundry and a gym but not in-building parking.
Where the gaps are
- Parking. Nine buildings do not list in-building parking: The Deveraux, The Dorsey, AVA RiNo, Camden RiNo, Griffis Union Station, Block 32 at RiNo, Hanover RiNo, Nexus @ Downing and The Penrose. Some may offer a nearby lot or garage; ask about cost and whether spaces are assigned.
- In-unit laundry. Six do not list it: Nexus @ Downing, Hanover RiNo, NOVEL RiNo, Edit at River North, One River North and The Penrose.
- Pets. Only NOVEL RiNo and The Penrose do not list a pet policy. Ask directly if you have an animal.
- Gym. Nexus @ Downing, Hanover RiNo and Block 32 at RiNo do not list a fitness center.
Why parking matters here
RiNo has a rail option that many Denver neighborhoods lack. The A Line commuter-rail station at 38th and Blake connects the area to Union Station and Denver International Airport. If you can commute by train, a building without parking may cost you nothing. If you drive daily, or travel with ski gear in winter, an in-building space can be worth more than any other amenity on the list. For more on rail-served neighborhoods, see our Union Station and RTD rail guide.
Questions to ask on a tour
- Is parking in the building, in a separate lot, or on the street, and what does it cost per month?
- Are washer and dryer in the unit, hookups only, or a shared laundry room?
- What are the pet fees, pet rent, and breed or weight limits?
- Is the gym open 24 hours, and is it included in rent or an amenity fee?
- How is snow handled in parking areas and on walkways? Our winter checklist has more to ask before the first storm.
