Kalaco takes its name from its corner: the southwest side of Kalamath Street and West Colfax Avenue, at 1010 W Colfax, facing the Auraria Campus. The Opus Group developed it and also served as architect and design-builder. The seven-story building has 280 apartments over street-level retail, and Opus says 10 percent of the homes are set aside as income-restricted. Ground-floor live-work units let tenants run a small business from home.

Shared spaces include a top-floor clubroom with a green roof deck, a multi-level fitness center, a large pool, coworking space, a gallery for local artists, an outdoor yoga area, grills and indoor-outdoor fireplaces. Ski and bike storage rooms and a parking structure are on site. Apartments have quartz counters and in-unit laundry.

Pets are allowed, with a pet spa and an outdoor dog run. The Art District on Santa Fe is two blocks away, the Cherry Creek Trail is a block off, and Auraria West Campus Station is about 0.6 miles away.
